Deck & Patio Maintenance

For Wood Decks

The biggest enemy of wood is water. Some wood will rot quickly, and others more slowly, but unfortunately, all woods exposed to the elements will deteriorate over time. Even some composite decks and pressure treated wood will rot; it may take longer, but once it does, it has to be dealt with.

You have to keep the water out!

By using sealants, you keep water out of wood, and prevent mold and mildew from setting in, look for those with mildew and mold protection. Most paint manufacturers have deck sealants guaranteed to last 5 to 10 years or more, some guaranteeing a lifetime…

In addition to water, Ultraviolet rays are problematic; it is important to block out the UV rays. Although there is no company that has developed a reliable long-term anti-UV coating, most will last just a few years. UV rays cause wood to fade. Once graying starts, the only way to fix it is to sand away the old sealant and the grayed wood until you real the fresh, then reseal. That is why the so-called lifetime sealants cannot work, as it has to be reapplied every few years to the stain to protect against UV rays.

Don’t forget to repair or replace any loose or missing pieces of wood or nails.

Concrete Paver Patios

Overtime just from regular wear, dirt and weeds, regular maintenance is required to keep the pavers looking good and to prevent damage, shifting and cracking to concrete or stone paver blocks. Cleaning, sealing and weed control are the main components of a paver patio maintenance plan. This will save you from having to replace them later on.

Sealants for Pavers

Much like wood, the pavers are also affected adversely by water. Therefore, the sealant must be applied to prevent water from intruding into the joints and protect against UV rays. A sealant protects against stains and discoloration.

Regardless of the type of patio or deck you have, it is important to sweep away debris like leaves, twigs and loose dirt and power/pressure washing is essential to keep it looking the best.
